Form 141 Filing is the current compliance process used for reporting and paying TDS on specified transactions under the Income-tax Act, 2025. For the purchase of qualifying immovable property from a resident seller, the transaction is reported through Schedule B of Form 141 under Section 393(1), Table Sl. No. 3(i).

 

Form 141 consolidates earlier PAN-based challan-cum-statement forms, including Form 26QB, Form 26QC, Form 26QD, and Form 26QE. For property transactions governed by the new Act from 1 April 2026, Schedule B of Form 141 is used instead of the earlier Form 26QB process.

 

For TDS for the purchase of property, tax is generally deducted at 1% of the consideration for transfer or the stamp duty value of the property, whichever is higher, once the applicable ₹50 lakh threshold is met. The provision applies to specified immovable property other than agricultural land covered by the statutory exclusion.

What Is Form 141 Filing?

Form 141 Filing refers to filing the unified challan-cum-statement for specified PAN-based TDS transactions under Section 393(1) of the Income Tax Act, 2025.

 

Form 141 contains four separate schedules:

  • Schedule A: TDS on rent paid by an Individual or HUF
  • Schedule B: TDS on transfer of immovable property

  • Schedule D: TDS on the transfer of virtual digital assets.

Under the earlier Income-tax Act, 1961 framework, buyers used Form 26QB for reporting TDS on the purchase of immovable property under Section 194-IA.

  • Can one Form 141 contain multiple sellers?

    Yes. A single deductor can include multiple deductees in one Form 141 if they satisfy the applicable conditions. The deductees reported in the same Form 141 should belong to the same deductee category, such as corporate or non-corporate.

  • Can two buyers file one Form 141 together?

    No. Each deductor must file a separate Form 141. In case of jointly purchased property, each buyer must evaluate their filing responsibility based on their respective share in the transaction.

  • Can transactions from different months be reported in one Form 141?

    No. A single Form 141 can include deductees having the same month of deduction. If the month of deduction is different, separate Form 141 filings are required for each month.

  • Can Form 141 be corrected after filing?

    Yes. Corrections in Form 141 can be made through the prescribed correction facility available on the TDS TRACES portal. The correction process is not completed through the regular e-Filing portal filing process.

  • What is the due date for Form 141 Filing?

    Form 141 must generally be furnished within one month from the end of the month in which TDS was deducted. The deducted tax is also required to be deposited within the prescribed timeline applicable to the transaction.

  • Is Form 141 available offline?

    No. Form 141 is filed online through the Income Tax e-Filing portal. Taxpayers can access the service through PAN Login, e-File, e-Pay Tax, Income Tax Act 2025, New Payment and Form 141.

  • Can Form 141 be used for other TDS transactions?

    Yes. Form 141 contains separate schedules for specified rent payments, property transfers, specified contractor or professional payments and Virtual Digital Asset transactions. However, only one transaction type can be selected in a single Form 141, and separate filings are required for different transaction categories.

  • What happens after Form 141 is successfully filed?
